The cost of Student living is something that’s always a hot topic, not only with the student body, and their extended family but also local businesses. We are no different. Part of our mission statement is to be as competitive as possible when offering student rentals.
How To Combat The Rising Cost of Student Accommodation
Recent years have shown a large increase in the number of students opting to rent privately. We believe this is down the the private letting market offering competitive pricing.
Easylets are currently advertising student properties for rent, for summer 2020. On average the cost per room with Easylets is £340 compared to £410 from Abertay University.
Recently the President of Abertay SA (Owen Wright) wrote an open letter to the University requesting that they freeze rents on their accommodation for the next academic year, as well as requesting that they work towards finding more cost effective deals for students when finding external providers.
Although on average we do offer a cost effective option for accommodation, it is worth noting that many of the purpose built accommodation includes utility bills as part of the cost, as well as this, a lot of them also include en suite facilities.
With private accommodation, the household is responsible for their own utilities, plus, there are often shared bathroom facilities. Aside from this, there is no doubt that going with an agency does allow more financial freedom for students, given they can choose their own suppliers!
One other initiative that we have regularly offered to our tenants is fixed rental costs – if tenants remain in the same accommodation after one year. We feel that this incentive has mutually benefited both our clients ant the tenants. This is something that we will be looking to continue into the future.
Of course sometimes there is an occasion to increase rental, however, with clear guidelines in the new Private Residential tenancy, plenty notice is required for tenants and they have the opportunity to negotiate. It seems with purpose built accommodation the prices are fixed!
Students are the life blood of Dundee’s City Centre and the West End and we need to make sure that we continue to be fair with our pricing, whilst not compromising on the market value. This is what we will be advising all our clients, and if we continue to do this, the private rented housing sector will continue to thrive. It will benefit the students where it is most important, in the pocket!
